Where individual investors wish to partake in land realisation or property development projects but do not have sufficient funds to see the project through or simply decide to spread their investment over different projects, Prolan-Invest offers to group investors in a (project specific) property development company.   The property development company will generate a profit when the land or properties have been sold.  At that stage the property development company will be dissolved and your share in the company will entitle you to a share of the profit. This method will secure high returns with minimum effort and risk. 

 

How does it work?

We Prolan-Invest will set up and manage a Moroccan limited company (sarl= societe a responsabilite limite) for each project. Each of those companies will have independent accounting and banking and we as director founders will:  

  • group the investors necessary for each property development project.
  • search for an ideal building plot. 
  • use our network of local contacts to negotiate a good purchase price for a building plot.
  • work with local and international financial and tax advisors to raise funds and minimise the tax burden for the project.
  • use our network of local contacts to hire the appropriate architects, building contractors, landscapers, lawyers, notaries and to source construction materials.
  • manage and overlook the works on-site through a permanent presence in Morocco.
  • carry the administrative burden of running the company, provide regular reports to the shareholders, liaise with all third parties such as suppliers, contractors, architects, banks, etc…
  • ensure the project runs on time and on budget.
  • work with local and international estate agents to market the properties.
  • take a 10% stake in the development company for managing the syndicate and managing the land realisation project.
  • take a 20% stake in the development company for managing the syndicate and managing the property development project.
